Rent Collection

We will set up a standing order for your tenants, to make payment of their rent on the due date each month directly to your account. There is a thorough system in place to ensure that this is received on or before the due date. Once we receive the rent, it is forwarded to your account.

Rent Arrears

If rent is not paid on time by the tenant, this is treated very seriously. Tenants are contacted immediately by our property management team and we endeavour to resolve the issue by confirming the reason for the discrepancy and how soon it can be resolved. If we cannot come to an agreement and non payment of rent continues, we will ask the tenants to vacate the property and enforce a section 8 according to the Housing Act 2004.

Property Emergencies

Have you ever had the dreaded phone call from a tenant at 2pm in the morning explaining they have been locked out or their apartment is flooded? We have a 24 hour tenant line to deal with all emergencies outside of working hours. This leaves you to “breathe easy” and not be anxious when you see your tenants number come up on your phone when you are having a glass of wine after a hard day at work or after you have put the children to bed. 

Property Inspections

We carry out periodic inspections on your property to ensure that your property is “still standing” and to confirm that everything is as it should be. Some of our landlords have experienced subletting, major repair works gone untouched such as condensation, leaks etc, smashed windows and even empty wrecked properties as they have not had the time to inspect their property. Once your property is let we will inspect it in 3 months and then every 6 months thereafter.

General Property Maintenance and Repairs

After years of operation as a property management company we have build up relationships with a number of property maintenance companies. However if you have any preferred suppliers we are more than happy to work with them on your behalf

Property Management System

We have an in house team and boast an excellent property management system that is designed to notify us of dates for property inspections, tenancy renewals, rental increases, gas safety checks and electrical inspection dates etc. We ensure that all property items are set up accordingly, while you just check your bank account balance as your rents come in and relax with assured peace of mind.

Our real estate agents have a wealth of experience in property management and are fully NAEA (National Association of Estate Agents) qualified in lettings and property management.
